I own a small freehold plot in Briton Ferry, Neath, which currently comprises 4 garages and a large shed/shack. The site has a gated vehicle access driveway from the road between two houses and is situated behind one house. I do not live near the site and do not often get the chance to visit because I am based in London. I have owned the site for 5 years and I hold the title. I plan to be there on the weekend of 10th, 11th September to check the property. My intention is to build a larger building in place of the breeze block shack which is already there. I will need some advice on what is feasible to build in the space and what possibilities the local authority are likely to consider. I am unsure whether development would be best as commercial or domestic purposes. Ideally, this job would be best suited to a local smaller outfit who might be able to come along in their spare time over the weekend for a talk. I am very serious and ready to commit to drawing and submitting plans, but I have only estimated the cost because I have no real idea. I need someone to advise me, draw the plans and also to submit them to Port Talbot council. I do not foresee any serious objections from the two neighboring properties because we have a good relationship and the effect should be minimal. I have a coal mining report which states the site as being "Normal Mining Risk". There is no immediate hurry to complete the plans because I will not be starting any building work soon. I just need to have development approval for the land for the future. I would be most interested to speak with anyone who may be able to help. I am a very easygoing and informal person ready to accept new ideas and possibilities. This is a non-commercial (private) job and can be kept as small as necessary. I would prefer that the neighbours were not informed of my intentions until notification is officially required.
