Bovis built house is only 10 years old, tongue and groove Chipboard flooring boards upstairs was fitted before the stud walls and therefore run underneath.
The bathroom boards have always creaked (they are nailed) and there is a high spot at the moment which will create problems when I lay floor tiles later. I can see what the builders did, they used joist hangers and ran 3 joists together but the centre one is a fraction high, then they cut out a central strip of bording and ran pipes under the floor and replaced it with glue only.
I would like the existing boards cut out to the edge of the room as far as possible 3 sides) and a new one-piece floor of 18mm plywood installed with screws to ensure flatness as a substrate for the tiles. There will probably be a need to insert some noggins to support the edges of the plywood at the edges of the room or at joins where needed.
All the fittings are out, including the toilet. Ready for immediate start.
Only a small room, square approx 2m x 2m. One edge of the floor runs under an elevated soil pipe.
Contractor to supply all materials including good quality 18mm outdoor grade Plywood, screws and 2 x 4 timber for noggins.
