Bathroom Remodeling Project--Scope of Work General Description: Protect all surfaces, finishes, and fixtures to remain; demolition and disposal off-site, removal for salvage and reinstallation, plumbing, wiring, plastering, stone and ceramic tile installation, installation of fixtures and finishes (salvaged or provided by owner). Area of Room: 4 sq meters Demolition Scope (remove and dispose): Existing laminate wood flooring and substrate to expose pipe and floor construction 1 stud-frame gypsum board wall (128 cm x 200 cm) All existing wall tile Mirror Exhaust fan Shaving socket/light Shower tray Shower door Shower head and mixer Existing lighting fixture (mounted on the ceiling) and switch Existing radiator Existing plumbing, wiring, and piping not required for new work. Salvage for Reinstallation (remove and store for reinstallation) Pedestal sink and pedestal Sink taps and spouts Toilet Bathroom entry door, hardware, and door frames Tiling Prepare substrates (floor and wall) as required. Set, grout, and seal stone and ceramic tile using materials provided by owner. Wiring Provide and install all necessary components to install three down lights (IP65 rating for bathrooms) in the ceiling. Lighting fixtures provided by owner. Provide and install all necessary components to install a light switch at the new bathroom entry door. Provide and install all components to install a shaving socket adjacent to the mirror. Shaving socket provided by owner. Provide and install all necessary components to install an exhaust fan (in the same location as existing). Exhaust fan provided by owner. Wet Zone Install wet zone tanking kit (including drain) and mosaic stone tile in the shower area, provided by owner. Wet zone shower area is approximately 80 (W) cm x 100 (L)cm x 200 (H) cm. Gypsum Board Provide and install a stud-frame, gypsum board wall to fill in area of existing entry door (approximately 80 cm x 200 cm). Finish surface in both bathroom and existing (adjacent) bedroom. Provide and install gypsum board wall surfaces as required after removal of existing wall tiles. Plumbing Provide necessary components and install shower head and thermostatic mixer in shower. Shower head and mixer provided by owner. Provide necessary components and install toilet in new location, approximately 20 cm west of its present location (along the same wall). Toilet provided by owner (salvaged from existing bathroom. Provide necessary components and install pedestal sink in new location, approximately 25 cm west of its present location (along the same wall). Pedestal sink and taps provided by owner (salvaged from existing bathroom). Provide necessary components and install radiator/towel warmer in new location on opposite wall. Radiator/towel warmer provided by owner. Plastering Prepare and plaster the ceiling or other surfaces as required by scope of work described above. Other considerations Off street parking available next to building. Majority of materials are already onsite - we would like project to commence in late June / early July.
