Build kitchen/dining area extension

The work involves building timber framed single storey extension down the side of an EOT house with access from the existing kitchen and living room. Plot size is approximately 14m2. The purpose of the room is for an extended kitchen/dining area. The work will include re-direction of guttering (not drainage). There will be plumbing required for re-positioning of a boiler, sink and washing machine. Usual additions of power and gas to designated points. The roof will have 2 velux windows, therefore, the internal ceiling will be open and not flat. The extension will also require 2 windows, 1 front and 1 back with a back door leading to the garden.
