Remove front garage door and clear from site, expose foundation and construct new external
cavity brick/block front wall correctly bonded and tied to existing walls and leave openings
for new windows.
Remove rear garage door and clear from site, alter brickwork opening and create new
openings for 2 no. windows. Construct new internal timber stud wall to form depth for
window reveals and fit softwood window boards.
Thermally line existing external wall to current standards with PIR insulation board and line
these and all other walls with plasterboard.
Line existing ceiling with new plasterboard.
Supply and fit 250mm thermal insulation between and over ceiling joists.
Supply and fit 4 no. new white upvc windows in as close style to existing property as possible
and to your prior approval. At least one window will be escape window for building
regulation purposes.
Apply new damp proof membrane to floor, 75mm thick polyurethane insulation and 75mm
sand cement screed to finish level with main house floor.
Form opening through internal wall to kitchen where required, fit softwood door liner, door to
match others (assuming availability) and all necessary architraves and trims to as close match
as is possible.
Plaster finish to all walls and ceiling, fit softwood skirting to perimeter, and window board to
window. Leaving the room to a finish only requiring decoration.
Supply & fit electrical installations all wired back to existing circuits.
1 no. Pendant lamp fitting with switching adjacent to door.
3 no. 13amp Twin Socket switched outlets where required.
Electrical work will be carried out by suitably qualified electrician with part P certification,
necessary certificates will be issued on completion.
Supply & fit suitably sized radiator in new lounge fed from existing kitchen radiator supplies
and conveniently located for those supplies including thermostatic radiator valve. Also
remove/relocate existing kitchen radiator currently where door will be positioned.
