Fitting of combi boiler system, and a few other gas bits

Info: House is a 3 bed semi detached in Wickham, Gateshead. Currently the house has a water tank upstairs with a large insulated cylinder. I am wanting this old system replacing with a modern Combi boiler system, preferably downstairs. The current pipes are very visible throughout the house, so it may be that if it wouldn't cost a large amount more these pipes could be replaced / better hidden. This is optional though. Additionally, there is an old gas fire in the living room which I want to remove and sealed off. I also have a rental property which I require a landlord CP12 gas certificate for. I'd ideally like this work to commence within the next two weeks. Breakdown of quote for each item would be helpful.
