Survey report says:-
1.The brick parapet wall to the rear bathroom offshoot leans and is in poor condition and should be rebuilt.
They say we need to employ a reputable and experienced contractor to inspect and quote for this work. This wall is not very big and is part of a 2 floor (kitchen on the ground and bathroom on the first floor) extension. The floor area measures 7'2" x 5'9".
(It does not appear to be that bad and it has been suggested that it only needs to be re-tied.)
2.Kitchen - replace the solid floor
(It is worn and dips - could it just be levelled rather than having to be completely replaced?)
The kitchen dining area is L-shaped and measures approximately 12'3" x 15'2" with a corner out of it 5'9" x 7'2". Whether or not the whole thing needs doing we don't know. It only seems to be worn at the point where people enter the room, down a step.
The property is around 100 years old and it seems that the more recent extension needs a bit of work.
3.There is also a flat roof and this was not inspected. Apparently the bathroom has a high damp reading so possibly the flat roof needs to be replaced/repaired.
We require an itemised quote for all this work please.
