General Internal Building Work

Schedule of work for Porch and small toilet room. Background –This area is about 7m2 and is under a single story flat roof attached to a single story 1960’s bungalow. It houses a porch and a very small toilet/sink (see link to diagram below). It is mainly consists of single skin walls hence the requirement to build internal stud walls and insulate both the walls and the ceiling. There is a glass panel and door connecting this porch to the rest of the bungalow. I want to remove this hence the need to properly insulate the porch area as it is currently cold and the insulation is very thin. Please see below link to layout design when referring to this. Layout design is not to scale. http://project101.co.uk/wp-content/uploads/2011/11/layout-final-flat-roof.jpg Electrics Fit external light L (I will supply) on the wall above the gas meter. Fit supplied switch S to the right of the front door. I will supply the switch. Link up the electrics to the existing light fitting on the wall LF1 opposite when the plasterboard in the roof is removed (see below) Replace the 2 light fittings LF1 LF2 located either side of the toilet wall with supplied. Replace the 2 existing light switches L1 L2 with those supplied. Replace the power socket with the new one supplied. P Building work Take out and remove glass panel door and partition and frame and make good between the bungalow and the flat roof porch area. PINK ON DIAGRAM (see link above) Take down plasterboard in flat roof area approx 8m2 (this includes the small toilet room). Insulate ceiling with high quality celotex 90mm plus 45mm. Replasterboard ceiling and skim. Build stud wall around existing single skin brickwork in the lobby which is U shape. 1.5m x 1.8m x 1.1m. Fill this stud work with rigid celotex insulation plasterboard and skim. THICK BLACK LINE ON DIAGRAM Remove any remaining skirting boards from porch area and small toilet Latex and Level floor in porch area (not including the toilet) so the floor is completely level with no bumps ready for me to lay parquet flooring over the top. I want to minimise the difference in height between the porch area and hallway so please you the minimum amount of latex required. I will fit a reducer bar between the rooms (where the pink lines are on the diagram) There is a hole in the floor that contains hidden taps HID which I think are for the radiator. Rather than filling this in with latex please can you put in a polystyrene block so that I have access if I need to in the future. The gap between points A and B on the diagram needs to be 1.5m as I intend to fit an ikea waredrobe in this space. Small Toilet room Replace toilet door with standard 6 panel door (to match other hallway doors) and fit door handle and lock (supplied). This door needs to open outwards towards the glass window in the hallway – see diagram. Please supply silver colour hinge (to match other doors) Replace toilet with new supplied and modify the plumbing if required. Remove the skirting board in the small toilet room. Increase the height of the threshold TH on diagram between the toilet room and the porch so match the new height of the latex floor + 10mm for the parquet that I will lay. To do this you will need to remove the existing wood, put some plywood underneath and place on top screwing into place being careful to avoid any pipes. Tile small toilet room floor with tiles supplied. You supply grey colour grout and adhesive to lay on vinyl tiles Fit new skirting boards (you supply) around small toilet room. Fit new corner sink and taps (I will supply) and replace old waste pipes under the sink (you supply) Remove existing tiles around the small sink and replace to the same height (approx 30cm in height) with supplied and treat with waterproofing (supplied) Large Bathroom Tile 1 layer of tiles (supplied) around the border of the bathroom sink/storage unit. Total width is approx 2m. No grout between tiles required. Treat with tile sealant (supplied) Other Remove all waste materials and tidy up and mess. Please avoid walking on the new turf in the front garden.
