The start date for the work will be as soon as possible after the 21st of December, please confirm when you would be able to commence works.
Please provide a breakdown of your costs against the list items below. I understand that you will most probably want to attend site to give a final price but I would appreciate your best indicative price at this point.
Please also provide an expected duration of works.
Scope of works
Ground Floor Bedroom 1
- Fully render with sand/cement/waterproof agent right of window up to mark (circa 1.5m)
- Build stud wall between bedroom 1 and 2
- Remove fire place, fill and install air brick
- Plaster and paint walls, ceiling, woodwork
Ground Floor Bedroom 2
- Fully render to left and below window
- Remove fire place, fill and install air brick
- Plaster and paint walls, ceiling, woodwork
Hallway
- Plaster and paint walls, ceiling, woodwork
- Fully render walls to left and right of side door
Ground floor Living Room
- Fully render right of window and chimney breast
- Remove chimney breast and rend with sand/cement
- Move entrance door back and remove wall
- Plaster and paint walls, ceiling, woodwork
Kitchen
- Remove wall, reinforce if it is a supporting wall
- Level floor with concrete, inserting air vents across entire floor to external air bricks
- Install kitchen
- Tile kitchen floor
- Plaster and paint walls, ceiling, woodwork
Garden
- Sand, fix, paint all external windows and doors
Stairs and Upstairs landing
- Fully render high level damp
- Plaster and paint walls, ceiling, woodwork
Bathroom
- Plaster and paint walls above tiles, ceiling, woodwork
First Floor Living Room
- Remove chimney breast
- Fully render all damp areas on walls and ceiling
- Plaster and paint walls, ceiling, woodwork
- Add joist end sleeves to tie in to brickwork of external wall
First Floor Middle Bedroom
- Remove fire place and insert air brick
- Plaster and paint walls, ceiling, woodwork
First Floor Front Bedroom
- Remove fire place and insert air brick
- Plaster and paint walls, ceiling, woodwork
Roof
- Repair purlin and add joists
- Renew lead flashing on both sides of the roof to prevent water ingress
Basement
- Fix basement stairs
- Plaster ceiling at top of stairs
- Insert metal sleeves under joists to prevent damp transfer
