I have just purchased a 4th floor (top floor) flat. There was a strong smell of drains in the kitchen. I have taken out the built-in washing machine and dishwasher and inspected all of the drainage pipes. All are in good order and no traps are dry.
The soil stack is internal to the kitchen (boxed in with plasterboard). There were a number of holes where the drainage pipes entered the soil stack. These have been filled in with foam and the strength of the smell has reduced but not gone away.
There is also a slight smell in the bathroom from another internal soil stack.
The management company want an independent report from a plumber on headed paper before taking the matter further.
So, you will need to inspect the kitchen/bathroom drainage pipes and produce a report as to their condition and give an opinion as to the source of the smell.
