Knock Through Rooms

Knock through previous kitchen (approx 4m x 4m) to breakfast room (approx 1.5m x 3m). Old kitchen to be removed including hard wired cooker, washing machine, sink, base units and tiled floor. Old power points to be removed and gas pipe already in wall to be shortened and capped off along with all old water pipes. Power points to be reduced in number and relocated, dado rail removed and one doorway blocked off, in newly created recess, install rail/hooks. Full plastering required to walls and ceiling. Breakfast room laminate to be removed, floors levelled, new skirting boards throughout. Relocate light switches and pendants. Install new double glazed window, larger than existing but in original as built position. Must include rubbish removal, skirting, electrical costs, other materials and new window (approx 2m x 2m). Advice required regarding RSJ use and unblocking of chimney breast. Written contract required.
