Leaking disused chimney / or possibly surrounding roof?

We are initially looking for a tradesman to come and inspect the area to provide a diagnosis and a quote to fix the leak. (I therefore have not accurately completed the desired budget section as unsure of the extent of the work). We believe the problem to be an old disused chimney leaking into the wall cavity, as when it rains hard a damp patch appears below the area on the plaster of the wall and dripping can sometimes be heard when it is raining hard enough. However without a ladder to access the roof / chimney we have not been able to confirm this.
