Loft conversion and extension.

This is all very hypotetical at this stage, as we are not sure if what we want done is even possible. basically we are converting my grandparents bungalow into a house and a granny flat. We want to convert the loft (roof has 3 slopping sides, 1 gable end) and create enough space for 3 bedrooms and a bathroom. Bungalow was previously a house (roof was lowered 20 years ago) so the foundations are all good enough to support the conversion, and there is already a staircase in place. There are triangular beams all over the place. We think we would need to extend out to create enough space/head height, and we are not sure whether this would best be done by a 2 story extension (and hipped roof at the gable end) or adding a series of dormer windows(under 1 long flat roof) to the rear of the property (velux windows at the front, to get more light). We also need to take out a couple of (what we think are) non-load bearing walls to create an area for the new kitchen, and then fit a new kitchen. To create the granny flat, we need to convert the garage into a living space and replace the garage door with a front door and window. Raise the existing kitchen floor (which is 2 steps lower than the garage) create a back door, create a bathroom (in what is now a small bedroom, widen all the doors (to make wheel chair accessible). The whole house also needs a new damp course (and/or the source of the damp needs to be found and sorted out) and probably needs re-plastering. The whole building will then need decorating - but we are hoping to do as much as possible of this ourselves. If there is money left in the budget (which we very much doubt!) when all this is done, we want to board out the cellar in the main house to create an office. We have very little idea of the pitfalls/problems that will occur, and at this stage we are just looking for a very rough yet realistic idea of how much something like this is likely to cost. If we do go ahead we are most likely to award the job to the most helpful/knowledgeable/trustworthy person, rather than the cheapest quote. As we are clearly going to need to have a good working relationship if we are going to make this work! Thanks for reading.
