2 bed mid terrace property, we'd like the front repointed or patch repointed as looking at it some pointing remains in good condition whereas there are gaps and cracking mortar at other points. The house is single brick 1890s dwelling and the mortar is lighter than cement alone and possibly done with lime. It is a single brick build so cement mortar will not allow the house to breathe.
This a bayfronted property that has recently had a layer of paint removed through a pressure spray. This has revealed some areas of weskness in the mortar and specific areas in need of attention are:
Either side of the bay window: There is some wear and water damage on the right of the bay, around the downpipe located here and one corner (L-shaped brick) has worn away to about half of its depth and that would need patching or replacing.
Beneath the bay window (this is in good condition, and there is not much pointing to be done other than to patch a partly broken area of mortar at the floor of the wall)
Between bay window and front door and around the front door: There are several gaps in the mortar and the mortar is cracking in places. There is some frost-cracking to the bricks and you might advise replacing.
At the top of the wall underneath guttering on left. Mortar appears to be intermittently missing along the top two rows. We would also need the guttering to be checked and the gutter seal really sealed against leaks as this seems a weak point for the whole row of terraces. It has been adjusted before, however the drip is substantial and has the potential to cause quite a lot of damage underneath. This really is a case of pushing the two bits of plastic together and ensuring it is sealed. A five minute job.
Fortunately, the largest surface area between door and roof is in good condition with the exception of the two rows at the top on the left. The area above the windows is in good condition and would not require work. The area to the right of the top window seems in good condition.
The costs for pointing vary greatly on this website and we are hoping for a competitive quote. Estimating the entire frontage of the house, I would say it is about 6m x 4m, taking away the window space, of the reamining brickwork probably less than a quarter of this area is in need of attention. The brick work is not in a poor condition on the whole and think this would require mostly patch work, the vast majority of this is at head height and below so we are not interested in quotes that include scaffolding. It is possibly half a day's work. We welcome sensible quotes. House location is M19 2TD.
