I rebuilt my chimney 3 to 4 years ago (pictures are before repairs) and due to time constraints I did not replace the flashings.
I hope the (before repair) pictures will give you a pretty good idea of what state the flashings will be in and judging by the nice bright yellow patches on my newly plastered attic wall the flashings are leaking pretty badly.
The chimney is on the end / side of the house and access has generally been through a port hole in the dormer roof.
A primary school playground is next door and whilst access is not a problem, work would be unable to continue during break times (as falling lead and stuff would not be very good for the kids!!!!). The breaks are short and dinner lasts an hour so this shouldn't really cause any problems for you and will be a good excuse for a cig break and pot of tea!!!
The house is an end terrace house so it is fairly high up, access can be through the dormer porthole ( a roofers ladder, tools and the roofer himself has been through this before)
I would be able to labour for you whilst you are here , fetching, carrying etc or just leave you to get on with it yourself.
I am not necessarily looking for the cheapest quote, but for a roofer who will come along, do the job and do it well.
I'm a sparky myself so I know the nightmare customers can be with paying and nit picking.
Full payment will be in cash on the day you finish the job, no um's or ahs or can I pay you next week etc. You get paid in full, with cash, that day.
All I ask is that the job is done well.
I'm not sure if this kind of job needs scaffolding or if you will be ok working from a ladder.
I only mention this because the mortar will need grinding out for the flashing and grinders can be a little scary especially when at roof height, but ultimately it will be your call.
Tea, sandwiches and rolling baccy will be provided (if you want them)
