Please submit estimates for the following. I will treat all submitted quotes as non-binding. The budget to the left is not fixed and is negotiable - obviously also depends on materials/finish etc.
0. Design run and turn of stairs to meet regs as required (if required) and agree final styling with me.
1. Removal of existing spiral stairs (self supporting kit type);
2. Remove laminate wood, remove portion of fiberboard on joists
3. Add additional supports in joists to support stairs as per building regs (i.e. double up between existing joists)
4. Install new staircase of this design (http://www.turnings.co.uk/assets/images/fusion/fusion_undercut2.jpg but with only 1 spet before first turn) using "fusion" balustrades (http://www.turnings.co.uk/fusion.html) between the floor and mezzanine
5. New railing along open length of mezzanine in "fusion" style (5meters length minus the stair opening)
6. paint finish

A: Floor to Mezzanine: 2.7meters
B: Available right to left space for rising run of steps: 2meters

- I don't mind if the second half turn needs a support pillar.
- i don't mind the materials used for construction (wood/metal) as long as the design can be matched reasonably closely
- I'm open to the stairs being open instead of boxed-in
- i don't require the mock-wood on each step shown in the photo, the stairs can be painted white or left wooden/metal. They may be carpeted at a later date.
Please note that this wall is a stud-wall and so the stairs cannot load it. Ideally, there would be a small gap between stairs and wall to allow for wall maintenance.
