Existing integrated garage (6m x 2.8m) has pitched roof, we wish to have built above this an additional room, knocking through from an existing bedroom to form one large bedroom, with rear-facing en-suite. Wish to re-use existing pitched roof tiles.
Existing building plans for property (est 1979) show foundations beneath the garage are the same as under the rest of the house, so should not require upgrading provided plans are correct.
Also wish to insulate garage walls (not floor) and install customer-supplied side-hinged garage doors.
Require one large window upstairs facing front, one internal door and one small frosted window facing rear for en-suite, and one large radiator in new upstairs room.
Also will require re-location of existing tv aerial.
Boiler extraction vent in loft will also require extending through new loft area.
We have building schematics for larger extension planned by previous owner, and planning permission was granted for this previously, but has now lapsed.
**Please ignore desired budget, If I could estimate how much this should cost then I wouldn't be asking for quotes!
