Builder required to draw plans, obtain planning approval and build a single storey extension on side of semi-detached house with following approx dimensions:
1) 3.5m x 3.5m room with patio door and fire door leading to garage (point 2). Also, a brick wall on exisiting building needs to be removed for access to extension.
2) 3.5m x 5.0m garage with up-and-over garage door as well as a door leading to the room extension highlighted in point 1 above.
The total extension required will address points 1 and 2 (i.e. 3.5m x 8.5m) but dependant upon cost, I may consider point 1 as a stand-alone extension.
Site for extension slopes away from house and is mainly clay soil with good access
